Q. How long does it take from applying until the investment is made?

A. Usually around 3 months for the whole process

Q. Do I have a say in the selected property?

A. Partly – we have appointed professionals to make this selection to minimise risk, however if you are unhappy with the selection, you have the right not to join that syndicate

Q. What happens to surplus rental income?

A. This is re-invested into the fund to benefit the members – potentially a huge benefit – if you are already at maximum funding for your personal pension this would be an allowable over-contribution

Q. What happens if you can’t find a tenant?

A. The fund will need to pay the mortgage; however, all tenants are usually agreed at the outset and contractually fixed for a long period

Q. Can we invest in residential property?

A. No, the Chancellor maintained the ruling that this was not a permitted investment
