Why FSPP?
Purchasing commercial property via a SIPP (Self Invested Pension Plan) has been allowable for some time, however this has not been attractive to many individuals for several reasons:
Most of us do not have the size of pension fund that will allow us to purchase the most attractive commercial properties (£2m+) on our own – even with borrowing. Additionally, these larger more attractive commercial properties tend to be the ones which secure longer term (“blue-chip” type) tenants, reducing the risk of the property being vacant for long periods, thereby improving gains. And finally, the costs of running a traditional SIPP are relatively higher than other forms of personal pension and therefore not suited to everyone.
